The General Authority for Real Estate worked with the World Bank to study global experiences and identify market indicators used internationally by studying 11 international markets, then aligning them with leading local experiences in coordination with the General Authority for Statistics.

The approved and selected calculation method

• Simple Arithmetic Mean
• Weighted Arithmetic Mean
• Geometric Mean
• Statistical Median

Reason for choosing the weighted arithmetic mean

• If data is properly filtered, it cannot be affected by outlier values
• Easy to interpret and present to non-specialist audiences
• Takes into account the full distribution of transactions by spatial and temporal coverage
• Takes into account the weight of each transaction compared to the transaction price with its area
• The statistical median value differs based on the order and number of values

The General Authority for Real Estate publishes real estate indicators based on property type, time period, and geographic scope. Publication is done through approved platforms or reports requested by stakeholders.
