Data Refinement and Verification Mechanism

Deal data received from the Ministry of Justice is refined through several stages:

City and District Alignment Phase

• City alignment and spell-checking phase
• City district alignment and spell-checking phase

Property Type Classification Phase

• Phase for aligning property types and reclassifying them into 6 main categories
• Phase for processing street frontage of plots, converting to commercial and residential based on street width
• Phase for reclassifying residential land and buildings by comparing them with real estate advertisements

Data processing phase and exclusion of outlier transactions

• Data processing phase excluding outlier transactions using the IQR statistical function
• Phase for excluding neighborhoods and cities with fewer than 6 transactions

• Data has been available since 2006, and an improvement in data quality has been observed in recent years.
• 45% of total data was excluded as a result of applying filters to improve data quality and accuracy.
• Work is ongoing within the General Authority for Real Estate and relevant authorities to improve data quality and reduce distortions.

The General Authority for Real Estate has built databases, processed them through multiple stages, stored them, and presented them through platforms and reports to make them available to the end user.
